T-Mobile Public Hearing May 28, 2009

OFFICIAL HEARING NOTICE

NOTICE IS HEREBY GIVEN that the Nockamixon Township Zoning Hearing Board will hold a public hearing on May 14, 2009, at 7:00 PM, at the Nockamixon Township Building, 589 Lake Warren Road, Ferndale, PA to hear the application of the Palisades School District relating to the two adjacent properties the School District owns at 120 School Drive, Kintnersville, PA, being County Parcel Numbers 30-4-61 and 30-4-61-1. The properties are zoned RA Residential/Agricultural and presently contain structures that are used by the School District. The School District proposes to combine the two properties into one parcel that would consist of 1.93 total acres and to change the use of the tract to D-1 Office Use by constructing a modular building on the foundation of an existing dwelling that would be demolished. To accomplish the foregoing, the School District requests the following three variances: (1) to construct a Use D-1 Office on the property that is not permitted under Section 234-42A of the Zoning Ordinance, Table of Permitted Uses Within the RA (Residential Agricultural) Zoning District; (2) to allow the proposed office use on the consolidated property of 1.93 acres when the minimum lot area in this zoning district is 3 acres under Section 234-41B of the Zoning Ordinance; and (3) to obtain relief from the 30 foot buffer yard dimensional and planting requirements of Section 234-30 of the Zoning Ordinance. All persons interested in this application are invited to attend the hearing and to examine the application and related documents at the Township Building during normal business hours that are 9 a.m. to 5 p.m., Monday through Friday.
